2024/2025 HOA Highlights

1. Temporary Snowbank Ice Rink:
The Board considered funding a temporary snowbank ice rink in the neighbourhood greenspace (on the corner of Graydon Hill Link SW and Graydon Hill Blvd SW) during the 2024/2025 winter season. Permitting was secured through the City of Edmonton, but a suitable contractor was not found in time to proceed with constructing and maintaining an ice surface. This project may be revisited in the upcoming year, especially if it receives increased interest from homeowners.

2. New Contractor for Summer Maintenance
In 2024, decorative flower maintenance (9 planters and 2 in-ground flower beds) and enhanced summer maintenance (detailed mowing and mulch bed tending) were contracted to the City of Edmonton. To reduce costs without compromising frequency of visits or service quality, the HOA Board engaged VP Custom Planters in 2025. The Board will evaluate these services after the 2025 summer season and decide whether to renew the contract or explore other in 2026.

3. Mitigating Knowledge Transfer Risk
At the 2024 AGM, concerns were raised about Board turnover and the resulting risk to knowledge transfer was. To address this, the Board considered hiring a management company but opted to keep costs low and remain primarily volunteer-run in 2024/2025. However, AKCS Software Pro - Ann Kurlovich was hired to provide QuickBooks Online and general bookkeeping consulting services, including reconciling HOA fee payments and addressing delinquencies.

4. Budget Management and Capital Preservation
In 2024/2025, the HOA Board maintained a balanced budget and preserved capital for future neighbourhood priorities, including two new entrances per Heritage Valley Neighbourhood 14 NASP (Graydon Hill Blvd and Graydon Hill Link).

5. Collections for Past-Due Accounts
To address outstanding fees, the Board will transfer accounts that have been past-due for two years or more to Field Law for collection efforts.

6. Investment of HOA Capital Surplus
Investing HOA capital surplus (via GIC, savings account, etc.) was noted as an upcoming goal at the 2024 AGM; however, this did not materialize in 2024/2025 and therefore remains an objective for the upcoming year.
